The BERGSTRASSE residential building with its nine high-quality rental apartments is situated in the Austrian town of Zell am See. The architectural partnership of Watzek + Paulitsch in Zell was responsible for planning and for construction management.
The property, originally built as two detached family houses, is situated on a wide but steep road that winds its way up the SONNENBERG in Zell am See. The main access with visitor parking spaces is on the upper level, while access to the garages is from below.
The residential building was divided into two separate units which, thanks to their elegant proportions and relationship to each other, slot perfectly into the surrounding landscape. The two units, clad in a wooden facade, are set at a slight angle to each other which is determined by the natural slope of the hillside.
All of the apartments have floor-to-ceiling windows to give full value to the dreamlike views over the roofs of Zell am See, Lake Zell itself and the surrounding mountains.
Balconies with transparent balustrades extend across the entire width of the facade. The balconies are separated from each other and a secondary cloaking envelope at balcony level is created by means of carefully angled wooden slats. This affords a maximum view with reduced visibility from the road and thus a certain privacy on the balconies.

To emphasise this unusual approach to design, the lower unit was clad in dark wood stain and the upper in a lighter low-maintenance wood stain, with care taken to choose natural brown tones in each case.

All of the apartments have floor-to-ceiling windows to give full value to the dreamlike view over the roofs of Zell am See, Lake Zell itself and the surrounding mountains. Balconies with transparent balustrades extend across the entire width of the facade. The balconies are separated from each other and a secondary cloaking envelope at balcony level is created by means of carefully angled wooden slats. This affords a maximum view with reduced visibility from the road and thus a certain privacy on the balconies, as well as achieving a more homogeneous effect for this extensively glazed structure.
